Abu Dhabi unveils first financing scheme for off-plan homebuyers

Eligible buyers can finance up to 75 percent during construction

ABU DHABI – Modon has partnered with Abu Dhabi Islamic Bank (ADIB) to introduce Abu Dhabi’s first home financing solution designed specifically for off-plan property purchases.

The initiative gives eligible buyers access to financing during the construction phase, allowing them to secure homes earlier in the development cycle. The offering will be available exclusively for future Modon residential developments and is expected to create a more streamlined home-buying experience while broadening access to the emirate’s growing property market.

The partnership was formalised through a Memorandum of Understanding (MoU) signed during an official ceremony attended by Bill O’Regan, Group Chief Executive Officer of Modon Holding, Ibrahim Al Maghribi, Chief Executive Officer of Modon Real Estate, and Mohamed Abdelbary, Group Chief Executive Officer of ADIB.

New financing

For the first time in Abu Dhabi, eligible homebuyers will be able to obtain financing of up to 75 percent of an off-plan property's value through ADIB, subject to eligibility requirements.

The financing model introduces a structured payment plan that requires buyers to pay 15 percent during the construction period, followed by a further 5 to 10 percent upon handover. ADIB will provide financing for up to 75 percent of the property's value throughout construction, enabling customers to secure funding well before completion and continue through to ownership.

The new solution is designed to simplify the purchasing process and offer greater financial flexibility to buyers investing in Modon's future developments.

Bill O'Regan said Abu Dhabi continues to strengthen its reputation as one of the world's leading destinations for investment and long-term growth, generating increasing demand for new real estate projects.

He said the off-plan financing solution developed with ADIB would allow more buyers to participate in these opportunities while supporting the transformation of the real estate sector. According to O'Regan, the partnership also contributes to wider efforts to enhance Abu Dhabi's global competitiveness, encourage sustainable sector growth and reinforce investor confidence.

Mohamed Abdelbary said financing solutions must continue evolving alongside the rapid expansion of Abu Dhabi's property market. He described the partnership as a first-of-its-kind offering that changes the home-buying experience by providing financing throughout the development journey.

He added that enabling eligible customers to finance up to 75 percent of a property's value during construction and until handover would make home ownership more accessible while supporting the continued growth of the emirate's real estate sector.

Ibrahim Al Maghribi said innovation at Modon extends beyond the communities it develops to improving access to home ownership. He described the partnership with ADIB as a major step in redefining off-plan home financing and opening a new chapter for Abu Dhabi's real estate market.

He said the financing solution would make it easier for eligible buyers to purchase homes in Modon's future developments while expanding opportunities across the market.
